Retaining Walls

A retaining wall fails because of water, not weight. We build for Upstate clay — proper base, clean drainage stone, filter fabric and a drain line that actually goes somewhere.

Two terraced walls with stone treads and a flagstone landing, turning an unusable bank into garden space. This Lake Lure hillside was at risk of collapsing and taking the driveway with it after Hurricane Helene — now it's an inviting garden with a view of Chimney Rock.

What actually holds a wall up

Almost every failed retaining wall in the Upstate failed the same way. Water saturated the soil behind it, the clay swelled, hydrostatic pressure built up with nowhere to go, and the wall bowed out and came apart. The stone was never the problem.

That means most of the money and most of the skill in a good wall is in the part you will never see: excavating deep enough for a compacted base, backfilling with clean washed stone rather than the dirt that came out of the hole, wrapping that stone in filter fabric so it does not silt up, and running a perforated drain line that daylights somewhere sensible.

It is unglamorous, it costs real money, and skipping it is exactly how a cheap bid gets cheap.

Natural stone or block?

Engineered block is faster, more predictable in price, and completely appropriate for a straight functional wall — holding a driveway, terracing a back slope, leveling a yard. It is a good product and we build with it.

Natural stone costs more and takes considerably longer, because every piece is chosen and fitted by hand. What you get is a wall that reads as part of the property instead of a product. On a front elevation or anywhere the wall is the view, it is worth it.

Tim will tell you which one your project actually calls for, including when the honest answer is the cheaper one.

When you need an engineer

In most South Carolina jurisdictions, walls over four feet — measured from the bottom of the footing, not from the ground you see — need engineered drawings and a permit. Walls holding a surcharge, like a driveway or a structure above, can trigger that requirement lower.

We will tell you at the estimate if your project is heading that direction, so you can budget for it rather than discover it mid-build. Confirm current requirements with your local building department, since they vary between Greenville and Spartanburg counties.

What it costs

Most residential walls we build land somewhere between $45 and $95 per face foot. The spread comes down to wall height, stone choice, how bad the access is, how much water we are fighting, and whether the existing grade has to be rebuilt.

Tim gives you a firm number after walking the site. Anybody who quotes a wall over the phone without seeing the ground is guessing.

Common questions

How long does a retaining wall take to build?

A straightforward residential wall is usually a few days to a week. Tall walls, natural stone, difficult access or heavy drainage work take longer. Tim gives you a realistic window at the estimate.

Can you fix a wall that is already leaning?

Sometimes. If the wall is bowing, the drainage behind it has almost certainly failed, so a patch on the face is wasted money. Tim will look at it and tell you honestly whether it is a repair or a rebuild.

Do you build walls over four feet?

Yes. Those generally require engineered drawings and a permit in this area, and we will flag that at the estimate so it is in your budget from the start.

What is the drainage behind the wall actually made of?

Clean washed stone against the back of the wall, wrapped in filter fabric so soil does not migrate in and clog it, with a perforated pipe at the base that daylights or ties into a drainage outlet.

Will the wall need maintenance?

A properly built wall needs essentially none. Keep the drain outlet clear and keep large tree roots off it and it will outlast you.
